The Maryland Manor Apartments are to be replaced by a multi- use development that will be constructed along the south side of Bissonnet Street, east of Ashby Street. The 23-story building will provide a five-level parking garage, an amenity plaza level (6th floor) with exercise room, spa and offices, and 17 floors of apartments or condominiums.
Design
The exterior façade of the building will be red brick with cast stone details. The front face of the building will be 50 to 55 feet behind the curb on Bissonnet, with a pedestrian plaza between the building and the curb. The building is designed to become the first residential high-rise to be built in the Houston area to earn Silver Certification by the Leadership in Energy and Environmental Design (LEED) Green Building Rating System. Just one example of its many environmentally friendly features is a system that will collect rainwater on site to be used for landscape irrigation.
The project design has been chosen so that all building residential units will be above the tree line, ensuring the greatest level of privacy for the surrounding neighborhood and the maximum view of Houston ’s skylines and tree canopy from the units.
Target Market
The target market is those persons who enjoy living in an unmatched neighborhood location very close to Downtown Houston’s business and entertainment districts and within walking distance of the Museum District, Rice University and the Texas Medical Center and who seek an alternative housing option that currently does not exist.
Also, many current residents in the area who would prefer to move from their single-family homes with yards to a secure, maintenance-free environment of similar quality to their current home have already indicated considerable interest in living at 1717 Bissonnet.
